ORIBE Judicial Scrivener Office handles registration procedures and related documentation in Japan for overseas companies, foreign nationals, and international clients. A Japanese judicial scrivener (司法書士) is the qualified professional who files registration documents at Japan’s Legal Affairs Bureaus — for company setup, property transfers, and related matters.
We work with overseas companies establishing Japan operations, foreign nationals who own or inherit property in Japan, and international legal and advisory firms that need a Japan-side registration professional. We aim to respond to all enquiries promptly.

Incorporation of Japan KK (Kabushiki Kaisha) and GK (Godo Kaisha), including preparation of articles of incorporation and notarization at a Japanese notary office. Post-incorporation commercial registration changes: director appointments and resignations, registered office relocation, purpose changes, share capital increases and reductions, mergers, company splits, and dissolutions.
Ownership transfer registration on purchase, sale, gift, or inheritance of Japan real estate. Mortgage registration and cancellation. Name and address change registration — including for foreign nationals whose registered details have changed. Coordination with the relevant Legal Affairs Bureau on behalf of clients.
Transfer of real estate title and registration-related procedures following the death of an owner. Preparation of documents used for inheritance-related registration, including inheritance division agreements. Court document preparation for renunciation of inheritance may also be supported where appropriate. Coordination with overseas counsel where the estate involves assets in multiple jurisdictions. Japan real estate inheritance registration became mandatory in April 2024 — early handling is advisable.
Document support for Japan wills covering Japan-based assets, including notarized wills (公正証書遺言) prepared at a Japanese notary office, and holographic wills (自筆証書遺言). Deposit of holographic wills with the Japan Legal Affairs Bureau. Useful for foreign nationals and overseas residents who own real estate or other assets in Japan.
Registration matters arising from business succession: real estate transfers, director changes, mergers, company splits, dissolutions, and other commercial registration procedures. Where business succession also involves IP assets such as patents or trademarks, the relevant IP procedures are handled separately by our patent law firm.
When setting up a Japan entity, overseas companies may also need trademark protection, patent strategy, or business permits. As part of ORIBE GROUP, the judicial scrivener office handles registration matters, the patent law firm handles IP filings and prosecution, and the administrative scrivener office handles permit and license matters.

For matters involving cross-border estates, international business succession, or foreign company structures, we are comfortable working alongside overseas lawyers and advisors. We handle the Japan registration side only; other legal, tax, immigration, or foreign-law matters should be handled by the appropriate professionals.
